Disclaimer I sold my house in 2006 and the interest from my old equity pays most of my rent. I can also buy just as nice a home now and put 50% down. The demographics for housing are horrible for at least another decade minimum.

Re: Colorado Springs Real Estate Blog » Blog Archive » Refinancing your Home

it is a excellent article about real estate market, it is helpful for real estate investor
Thanks for you write a nice blog

Re: Colorado Springs Real Estate Blog » Blog Archive » Colorado Springs Real Estate-Feb 2009 Numbers

I wouldn't call it a Sellers market. I think the decrease in inventory is a
combination of investors and pent up buyer demand getting off the bench and
cleaning up bank owned inventory. I also think there is less discretionary
selling going on. Gone are the days of throw it on the market and let's see
what happens.

I think for the most part we have seen the bottom here in the Springs,
incoming troops to Fort Carson in conjunction with a saturated on base
housing situation should breathe some life back into our market, for a
while. I think the upper end Jumbo money, is going to remain soft for a
while, this is also where the most buyer opportunities are.

So to answer your question, there really is no single bottom. Lower to mid
priced homes appear to have bottomed out but the upper end could come down
further, if the seller can't wait out the market.

Joe

http://www.SpringsHomes.com

Re: Colorado Springs Real Estate Blog » Blog Archive » Colorado Springs Real Estate-Feb 2009 Numbers

How do you think the sellers market will last? Do you see the decreasing inventory as a "bottoming out" or just investors cleaning up the Bank owned scraps? How much further do you think CO Springs prices will fall?
I realize many of them don't have definitive answers, but if you had to guess, how far out is the CO Springs bottom?

Re: Colorado Springs Real Estate Blog » Blog Archive » I Love Joomla

Woo Hoo! Go Joe! Yes, Joomla is fantastic, I've been using it for my websites and those of my real estate clients for many years now. Great job doing it on your own!

Re: Colorado Springs Real Estate Blog » Blog Archive » I Love Joomla

Ryan
I use Wordpress for this blog and really like it, for that application. As far as the websites go Wordpress didn't provide the kind of flexibility I was looking for. Joomla has so many extensions it's pretty easy to find what I need, or at least an acceptable alternative.

The learning curve is not that steep. I used the tutorials on http://www.Lynda.com and was functional in a short period of time.

The only difficulties I had revolved around my host. It's easier if you use a "Joomla Friendly" host. I would at least give it a try, you'll see the differences quickly.

Good Luck,
Joe

Joe Boylan
Boylan and Company
http://www.springshomes.com

Re: Colorado Springs Real Estate Blog » Blog Archive » I Love Joomla

I'm curious about Joomla and I currently use Wordpress. It has been great for CMS although it was built for blogging. Is Joomla different/better? I run a podcast and information site for entrepreneurs and I need to update my info quite often. Is Joomla relatively easy to adapt to? Thanks for your insight.

Re: Colorado Springs Real Estate Blog » Blog Archive » I Love Joomla

Just saw this on Joomla.org. You really did a nice job. I'm been developing websites now for 8 years. I just found Joomla a month ago. We are way ahead of our competition already in one month. I love Joomla for saving me long nights on the computer figuring things out + saving my business! You do what you have to do when you are self taught! Lots of data was very scary, but not any more..

Ray Salyer

Re: Colorado Springs Real Estate Blog » Blog Archive » I Love Joomla

I used New Architect from http://www.Shape5.com

Joe Boylan
Boylan and Company
Phone: 719-492-2577
Toll Free: 888-611-5935
joe@springshomes.com
http://www.SpringsHomes.com

Re: Colorado Springs Real Estate Blog » Blog Archive » I Love Joomla

haha, good excuse... :-)
If you don't like the layout of the native contact component then you can always use template overrides to get some other layout.

Re: Colorado Springs Real Estate Blog » Blog Archive » I Love Joomla

Love the site - http://www.homesbymichaelhall.com. I think the key with all those RE sites is to have a unique helpful tool. For example, I just used PropertyMaps to find my house using it's unique google maps/mls tool.
